Community Standards & Compliance
Ashton Place at Brunswick is a deed-restricted community governed by recorded covenants and adopted policies designed to preserve property values, maintain aesthetic consistency, and protect the quality of life for all residents.
These standards were established by the Declarant at the creation of the community and are contained within our recorded Governing Documents. Upon purchasing property within Ashton Place, each homeowner agreed to comply with these standards as part of their deed and membership in the Association.
The Board of Directors has a fiduciary responsibility to uphold and enforce these standards consistently and fairly on behalf of the entire community.
Why Standards Matter
Our homes are often our greatest financial investment. Community standards:
- Protect long-term property values
- Maintain visual harmony throughout the neighborhood
- Promote safety and cleanliness
- Ensure fairness and equal treatment among owners
Consistent enforcement is not punitive — it is protective of the collective investment of all homeowners.
Violation & Enforcement Process
If a potential violation is observed, the Association follows a structured, step-by-step process. Management services are provided by CEPCO in coordination with the Board of Directors.
Below is an overview of how the process works.
Courtesy Notice
A Courtesy Notice is typically the first step.
- Issued when a potential violation is identified.
- Provides a description of the concern.
- Includes a timeframe for correction.
- Intended as an informal opportunity to resolve the matter.
Most issues are resolved at this stage.
What You Should Do:
- Review the notice carefully.
- Correct the issue within the stated timeframe.
- Contact CEPCO if clarification is needed.
Formal Notice
If the issue is not corrected, a Formal Notice may be issued.
- Sent in writing.
- Identifies the specific governing provision involved.
- Provides a deadline for compliance.
- May include information regarding possible hearings or fines.
What You Should Do:
- Act promptly.
- Submit proof of correction if applicable.
- Communicate with CEPCO if additional time is required.
Hearing Opportunity
Homeowners have the right to request a hearing before the Board (or designated committee).
- Allows the owner to present information or mitigating circumstances.
- Provides due process.
- The Board will review facts and render a decision.
Written notice of the outcome will be provided.
Fines & Enforcement
If non-compliance continues after notice and hearing:
- Fines may be imposed in accordance with adopted policy.
- Additional enforcement remedies may be pursued as permitted by governing documents and North Carolina law.
The goal remains voluntary compliance whenever possible.
Resolution & Reset
Once the violation is corrected:
- CEPCO confirms compliance.
- The matter is closed.
- No further action is taken.
If You Receive a Notice
- Do not ignore it.
- Review the cited provision.
- Take corrective action within the timeframe.
- Communicate early if you need clarification.
- Submit documentation once resolved.
- Prompt communication often prevents escalation.
