Project Summary

The perimeter fence surrounding Ashton Place is a common-area asset owned and maintained by the Association. Due to age, deterioration, and ongoing maintenance concerns, the Board is evaluating full replacement of the perimeter fence to preserve community standards, safety, and long-term property values.

Estimated Project Cost

Based on preliminary contractor input and planning estimates, the total cost of the Perimeter Fence Replacement Project is currently estimated not to exceed $215,000. Using $50,000 of reserves this leaves a balance of $165,000

Association Financing Status

The Board explored the possibility of obtaining Association-level financing to spread the project cost over multiple years. Based on current delinquency levels, the Association does not meet lender underwriting requirements for an HOA loan at this time.

Illustrative Payment Structure

If approved by the membership, the Board anticipates offering payment of the special assessment in up to twelve (12) equal monthly installments, with no interest charged by the Association.

Owner Payment Flexibility
